New construction is very inexpensive in the Horizon City area. Typical rates range from $20 to $25 per square foot for a special purpose manufacturing facility, and from $18 to $22 per square foot for a new distribution/ warehouse building. Triple net cost (taxes, maintenance and insurance)add $0.65 to $1.00 per square foot.
Improved industrial property is readily available throughout the Horizon City/El Paso area with most land in industrial parks selling for $1.45 to $2.00 per square foot.
Manufacturing and warehousing leasing costs range from $3.15 to $3.50 per square foot per year (triple net) for class A space, and $2.75 to $3.25 per square foot annually for class B space.
Class A general lease rates for office space range from $12 to $16 per square foot in the suburban areas of El Paso, and more centrally located offices can be leased for $13 to $18 per square foot.
City and County utility services are easily accessed, with special rates for industrial customers.
